Spain as most of you is to be found in Southwestern Europe, bordering the Bay of Biscay, Mediterranean Sea, North Atlantic Ocean, and Pyrenees Mountains and is southwest of France. SPAIN PROPERTY – CLIMATE

The greatest place on earth but with such a diverse country the weather is very different in the north to the Andalucía south which is only 22 miles from Africa. Spain is extremely hot during mid-summer, in July and August. The rest of the year the climate is generally temperate in the north, but warm in the south. The best time to visit is during spring or autumn, except for the Atlantic coast, which has heavy rains in October and November. August is the busiest month, while May and October are the best times for both ideal weather and fewer crowds. Madrid and the high central area can get very cold during winter. The climate of Madrid is dry, warm and pleasant. It's high altitude and proximity to mountains causes some wide variations in winter and summer temperatures. In summer the heat at midday can be intense, with pleasantly cool evenings. Winters, by contrast, bring temperatures dropping to just below freezing. Rain in Madrid is a rarity, with a short rainy season in late October and some showers in spring.

SPAIN PROPERTY – ECONOMY

What is now the 8th largest economy in the world has evolved from the regulated economy of Francoism as the latter started to fade out in 1975? In the 1960s Francoism initiated a set of deregulating moves away from its initial total control of the economy; these, along with large infrastructure projects and a gradual opening to tourism, resulted in the paramount economic growth almost overnight which came to be known as the "Spanish Miracle”. However, by Franco's death and the dawn of the constitutional monarchy, interventionism was still widespread: basic products like bread and sugar had their prices fixed by the government, large public firms controlled all sectors regarded as strategic (Telephone, tobacco, petrol, etc.), shops had fixed opening and closing times (although this also occurred in other European countries such as Germany), both passive and active interest rates were fixed by the government, etc. All these rigidities and more were made obvious by the 1973 oil crisis, which terminated the previous expansion cycle and unleashed a period of severe industrial crisis which lasted approximately a decade (1975-1985). This blow stressed the need to modernize the economy and join the European Community. Spain’s accession to the European Community, now European Union (EU), in January 1986 ushered the country into opening its economy, modernize its industrial base and revise economic legislation. The EU, with amounts of funds from the European Regional Development Fund- Spain greatly improved infrastructures, increased GDP growth, reduced the public debt to GDP ratio, reduced unemployment from 23% to 10%, and reduced inflation to fewer than 3%

SPAIN PROPERTY – TOURISM

Really not much to be said other than 60 million tourists a year in a country that only has 40 million people and with easyjet adding more European destinations to Airport such as Malaga (soon to be Spain’s new international airport ) the outlook will only get better.

SPAIN PROPERTY – PROPERTY MARKET

Well as they currently say in Spain it is a terrible time to sell and a brilliant time to buy. However just remember that saying if you buy you don’t want to be a seller in the near future. Property in Spain represents excellent value because there is a dearth of property buyers and there is an over supply of property in certain parts of Spain, that situation wont last forever. When the property market picks up in Spain it will be the properties that were built after 2002 (wheu EU standard came into force) that will see the biggest increase and the first to realize buyers.
